Here is a quick benchwork plan I did up. I do not know where the doors and windows, electrical plugs, or anything else is in the room. The green boxes are 2x4 modules, the blue are 2x2 corners, and the desks and chairs are "standard" to give you an idea of what a "work area" might look like.

The room is based on your first post - 24x12 feet.

Here is the island idea. There is a 30" wide aisle around the outside. The whole green box is the layout, but the hatched part is what you cannot reach (assuming a 30" reach without any ladder or stool).

Now here is the same room, but the 30" aisles have been replaced with a 30" wide "round the walls" layout. You actually have more room to run trains, with the possibilities of better curves, and less scenery work to do.

Also easier access in the event of an accident or wanting to do upgrades. You also have more room to get in and do some work, and have several people operating the layout at once without being stuck in a corner.

Hope that helps you visualize your space a little better.
